Ok, ok, I know I deleted my original posts.  Thought that it sounded to much like spam :stupid   Here's what we did/ are doing.

We contacted the loan dude last week.  He did a great job on a refi for us a few years ago so we figured we'd give him a shot.  He told us about a real good deal where we could "pick" our monthly payment depending on our monthly needs and circumstances.  Sounded great so we gave the verbal go ahead.  
Well, we had the appraiser come by this morning :good  and got the loan docs in the mail today to sign.  Let's just say this, for a loan of approximately $260k, our monthly payment will be about $450 less than it is currently!  Sounds like a great deal to me so we will probably look over the rest of the docs tonight and sign and return them tomorrow.  Should have the $$ within a week! :jumpie  :jumpie  :jumpie

Send me a PM if your interested in this refi deal after reading my above post, and I'll send ya his phone number.  Although it is a great deal for us (we will be getting approx $35k cash and lower house payment :good  :D ) it may not be the right deal for everyone.

We went with someone local. We are getting about $32,000 back. BUT our house payment will be going up a little. Worth it in the long run. Paying off my car, sea doo, credit card bills ect. OOOO and buying Mike a NEW dirt bike.

We're getting around $35k back.  Paying off the credit cards and new roof on the house.  We had a 1st and 2nd Mortgage on the house and will be combining the 2 into one.  Our payment is actually going down for the first 2 years by a couple hundrd, and then after 2 years it will be about the same as where the 2 combined are now.

We are just getting ready to sign docs this week.  Reason it's taken so long is because we backed outta the first loan when our house appraised at about $50k under market value by the Lenders Appraiser :angry   Went to a different loan company and got a much higher appraisel :good   Time to sign the docs today or tomorrow.

We did a FHA streamline and saved $150.00 a month with no money out of pocket. Only draw back was starting over at 30 years again but we arn't planning on staying here for much longer anyhow. Looking to do a total refi but I'll probably have to have a real job to do that :p

LOL....I hear ya.  We had to do what was called a "stated" income.  Where they just checked employment but not the amounts.  If they saw what I make off of workers comp they'd have laughed me right outta the bank :laugh

Not looking to refi, but looking back too 2 years ago when we sold our house, thinking we scored!!! Well I sure would love to have that $1300 a month payment back. I cant even rent for that much anymore.  :(  :angry I was laughing to myself when the new owners bought our house at $239k. (we paid $160 2years prior)  Now its probably close to or over $300k. I hope the real estate starts coming down a bit soon, or else I'll be a renter for life.  :(

Oh wait I still have a chance of winning the lotto!  :comp

We purchased our house 4 years ago at $132,000.00 and it was appraised 2 weeks ago at $300,000.00 :good   I hope the values keep going UP :D   Of course, we've refinanced 3 times since the original purchase and took out quite a bit of equity.  It's nice building boats with lump sums of $$ :D

So, we'll be signing this week, will net about $35k, monthly payment of $1326.00.  Time to pay off the credit cards this time though.......and destroy them! :eek  :guns  :guns
