While these places will appreciate in price, remember that all this area is either BLM or Indian land on the Ca. side. These types of mobiles are great and cheap to be "on the water" but you don't own the land. I bought one 5 months back on the river south of the strip and love my place. It's damn nice to walk out your back sliding glass door on to your deck and look out on the water, then walk down to your own beach.
Another consideration: Most of these mobile home parks on the Ca. side have rules against renting out your place to snowbirds. But of course, there will always be those who are creative in getting around that/lol.
Emerald Cove is a well run park which is operated by a large, multi resort company. Those mobiles will sell fast for sure.
If someone would have told me a year ago I'd be sitting in my own hot tub looking out on the river at my own place, I would have laughed. I now can say it is a truly bitchen place to have. "Better to be judged by 12 than carried by 6"
