Well I am on another mission...  I have always dreamt about having a place on the river no matter how small, but Im not that rich :cry

So I am looking at single wide in Mohave Valley about 1/2 mile from needles bridge...  Before I get movin on this... Anyone know of any other places for sale?

I dont want anything fancy... Just a roof, a garage, a shower, and a place to BBQ and drink!  Any advise or referals to good places would be great!!!

Thanks

I'm going to be putting my 37' travel trailer up for sale in a little over a month...

Big slide out, Queen size bed, Bunks.  15,000 BTU ducted AC, rubber roof.

It's a 2003, I bought it last  year and haven't used it.  Probably going to have to get out of it before I buy a house later this spring.

I'll even deliver it... :D

Might be an option if you can find a decent lot, or one with a dumpy ass old trailer on it.   :good

Billy Bradshaw

Check this MLS out of Bullhead...filter for Willow Valley, etc.

Lastly, use this one and filter for Needles or other locales:
Colorado River RE

Golden Shores by Topock is another place to look....lots have gone from $7,500 to $40k in the past 5 years.... :eek

How is goldenshores???  I was thinking about a couple of places out there.  It seems from the pictures that it is a little nicer.  But is it far from the water? or Topack?

Between Needles and Topack is where I want to be...

Golden Shores has no launch ramp close you need to launch at topock marina or up river, we would go into town to launch at park mowabi. The deal is you can see the water but you can't use it. It's a wildlife reserve, at the time it worked out for us ,the price was right and the trailer was nice.we went from a 1900' triple in golden shores to a 700' single in parker.  :rolleyes I have heard prices have gone up since we sold 6 years ago

My place is in Bullhead in the area known as Harbor View. It's a block from Lazy Harry's, and 5 lots off the river. The place 2 lots over from me is for sale. Single wide on the corner within easy walking distance from the ramp at Harry's even in 120* heat. The only way to get closer to the water is fork out $500,000 for just a lot.

Please provide any information you can! I am making a trip out next weekend to work with a realtor with a loan approval in hand...  I figure the more I wait, the more prices will continue to rise...

Im ready...

There really is nothing like having a living room and a bbq after a day on the river!

(Motel 6 has been fun.... But I cant wait to move on)

I don't know about storage, but that was the reason for going into town, launch ramp, beach you could get setup for the day and have some were to go. It was just the setup and tear down every day that got old the marina has no day use area so you would be remote somewere else. It sounds like you are looking more at willow valley? I think thats what its called now? from needles to bullhead. along hwy 95 that has grown in the last few years.

thats my 2 cents.  good luck  :good

For us, the Needles to Moabi and into the Gorge is some of the best boating and skiing, and the most crowded, especially on the week-ends....like a damm freeway sometimes... :eek

You might consider Big River or Lost Lake, etc. south of Parker.  Jet boater heaven and a little more laid-back.

I really liked the Aha Quin area just north of Blythe....shorter drive from SoCal too... :good   A nice place there will set you back prob. $200k today though.

Since our preference is to keep the boat on the trailer at night, a house off the water is not a bad option.

Just my 2¢ as well.

Needles to the gorge is where it's at for us...  :good  We never go much further south than the sand bar... Most of our days are spent in the gorge, we just keep to ourselves and float or find a beach... (Also lending our tools and assistance to atleast one boater on any given weekend)  Sandbar, havasu, etc are nice places to show newbees but not on our agenda!

Launching out of Topac would be great! But we also like Needles for the Hungry Bear bar! And because it is more laid back...

Sleek, too bad the rear end on that thing doesn't open or I'd take it in a heart beat. What's that weigh 15-20,000 ?

I've been eye ballin' some properties north of Needles also. There are 2-3 families looking to build eventually. Good thing for me is the othe guys involved are all contractors! :D

Nope... 8500 empty, gross at 10900 lbs... it's quite a bit lighter since it's not a toy hauler.

Pulls nice, all the weight is pretty much right over the axels, so it's well balanced.
