There's some land that's being graded for homes and some single-wide trailers being put in on the California side of Parker right on the river. Anyone have any details on them?

Welcome Here are a few post that where on hot boat about it....
(1) it's supposed to be called Windmill II. What I heard is that it's one row of Park models the whole length. I think they're allowing up to 70'. I don't think there will be any RV spaces there. This has been in the works for quite a while. Last year I heard they were starting at 90k. All info could probably be obtained by calling the office @ Emerald Cove Resort.
(2) Not sure who has the concession for the new park. But from what I've heard, there's going to be at least 200 spaces.
What percentage will be "fixed" MHs and Park Models, and what % will be RV, I don't know.

I'm heading back up for Labor Day - I'll find out what the hell I'm talking about and give you details later. I'd love to start buying property up there.
While these places will appreciate in price, remember that all this area is either BLM or Indian land on the Ca. side. These types of mobiles are great and cheap to be "on the water" but you don't own the land. I bought one 5 months back on the river south of the strip and love my place. It's damn nice to walk out your back sliding glass door on to your deck and look out on the water, then walk down to your own beach.
Another consideration: Most of these mobile home parks on the Ca. side have rules against renting out your place to snowbirds. But of course, there will always be those who are creative in getting around that/lol.
Emerald Cove is a well run park which is operated by a large, multi resort company. Those mobiles will sell fast for sure.
If someone would have told me a year ago I'd be sitting in my own hot tub looking out on the river at my own place, I would have laughed. I now can say it is a truly bitchen place to have.
